Burlington is delta-flat, and that shapes everything: wind crosses the open ground between the rivers unbroken and finds under-nailed courses the way it does everywhere on the flats, while low-lying streets near Gages Slough hold moisture that works on sill plates and bottom courses from below — the December 2025 flood, when the slough overflowed, was the town's sharpest reminder in decades. The housing stock is practical — post-war ranches and ramblers on the old rail-junction grid near Fairhaven Avenue, newer subdivisions filling in the edges, and Burlington Hill homes that trade the flood question for wind exposure.
Permits run through the City of Burlington, and flood-zone parcels can carry elevation and documentation requirements — we confirm per address and carry the paperwork start to finish.
…and everywhere else inside city limits, plus the surrounding flats.

What Moves the Cost in Burlington?
Every bid is measured on site and itemized — these are the factors that actually change the number.
Wall area drives material; height drives scaffold time. A Burlington Hill two-story prices differently than a rambler near Maiben Park.
Siding replacement →What's behind the old siding is the honest unknown — on a full-home re-side, sheathing rot repair is typically included at no extra cost, and anything past the sheathing, which is very uncommon, is quoted as a change order.
Rot repair →Hardie ColorPlus, primed fiber cement, or engineered wood — we quote options side by side so you see the real difference.
Compare materials →Combining siding and windows saves one full mobilization and gets properly integrated flashing — the cheapest time to do windows is during a re-side.

How Burlington Was Built
Burlington exists because two rail lines happened to cross here. The site started as a logging camp in 1882, cut over by loggers John Millet and William McKay, and stayed stumps until 1890, when the Great Northern's north–south main line and the Seattle & Northern's east–west line intersected on the flats. The townsite was platted within months — the plat filed on New Year's Day 1891 — and Burlington incorporated in 1902, earning its nickname, 'the Hub.' The first houses were modest workers' cottages on the grid around Fairhaven Avenue, built fast and plain from local lumber.
That practicality never left the housing stock. Burlington grew as the farm-service and shipping town for delta agriculture, and its neighborhoods filled through the post-war decades with one-story ranches and ramblers — easy to build on flat ground, and now carrying sixty-plus years of weather at their bottom courses and original single-pane windows.
The Interstate 5 era rewrote the town's economy around retail, and housing pushed outward: '80s and '90s subdivisions at the edges, and view homes climbing Burlington Hill — the one piece of town that stands above the flood question. Those edge-era homes were clad in the builder-grade boards of their day, which are now cracking and swelling on schedule.
The flat ground has a cost. Nearly all of Burlington sits in the Skagit River floodplain behind dikes, threaded by Gages Slough — a remnant channel that holds water against low-lying streets. In December 2025, the river's record crest sent the slough over its banks and forced evacuations. For exteriors, that history reads plainly: ground moisture at the base of walls, flood-zone rules on many parcels, and wind with nothing to slow it down.
