Mukilteo's hillside faces the weather: west walls take salt air and wind off Possession Sound — chalked paint, corroded hardware, worked seams — while walls backing onto Japanese Gulch and Big Gulch fight wooded shade and moss instead. The stock reads like the town's timeline: mill-era originals in Old Town down by the lighthouse, '60s–'80s view homes up the hill from the Boeing-boom years, and Harbour Pointe's master-planned streets, built out through the late '80s and '90s and annexed to the city in 1991.
Permits run through the City of Mukilteo's online SmartGov portal, with slope and critical-area review on bluff and gulch-edge parcels — we confirm per address and handle it start to finish.
…and everywhere else inside city limits, down to the Picnic Point edge.

What Moves the Cost in Mukilteo?
Every bid is measured on site and itemized — these are the factors that actually change the number.
Wall area drives material; height drives scaffold time. A two-story view home above Old Town prices differently than a Harbour Pointe rambler.
Siding replacement →What's behind the old siding is the honest unknown — on a full-home re-side, sheathing rot repair is typically included at no extra cost, and anything past the sheathing, which is very uncommon, is quoted as a change order.
Rot repair →Hardie ColorPlus, primed fiber cement, or engineered wood — we quote options side by side so you see the real difference.
Compare materials →Combining siding and windows saves one full mobilization and gets properly integrated flashing — the cheapest time to do windows is during a re-side.

How Mukilteo Was Built
Mukilteo's oldest walls are mill housing. The Mukilteo Lumber Company opened on the waterfront in 1903 — renamed Crown Lumber in 1909 — and at its peak cut 200,000 feet of lumber a day, with workers' cottages spreading up the slope from the dock and a company-owned community of Japanese millworker families in the ravine still called Japanese Gulch. The mill closed in 1930, but the surviving Old Town originals near the 1906 lighthouse are that era: full-dimension fir framing and cedar siding that has now been holding off salt air for a century, usually under many layers of paint.
The town stayed small after incorporation in 1947 — a ferry landing and a fishing stop — until Boeing opened its Everett plant next door in 1967. The '60s through the '80s filled the hillside above Old Town with ranches, split-levels, and daylight ramblers built for aerospace families, many oriented to the view: big west-facing glass, cedar or early hardboard siding, and aluminum windows that now sweat and fog.
Then came Harbour Pointe. Development of the master-planned community on the city's south end began in 1978, its golf course opened in 1989, and in March 1991 Mukilteo annexed the whole thing — 4,779 residents and 3.4 square miles — doubling the city overnight. Those streets are a single building generation: '80s–'90s two-stories in hardboard and early engineered wood with builder-grade vinyl and aluminum windows, all aging out on the same schedule today.
For exteriors that history means three different projects in one ZIP code: lead-safe practices and profile matching in Old Town, window-and-flashing corrections on the view slopes, and era-wide re-sides in Harbour Pointe — each priced to the wall in front of us, with salt-rated hardware wherever the sound is in sight.
