No town we serve has been hit harder than Sumas: the November 2021 flood damaged the large majority of structures in town, and the December 2025 event pushed water into homes that had only just finished rebuilding. Sumas also sits at the mouth of the Fraser Valley outflow, so the same walls that took floodwater get scoured by the northeaster every cold snap. Exteriors here need two things at once — assemblies that can dry out, and fastening that holds in wind.
We rebuild flood-damaged walls from the studs out where that's what it takes, spec fastening for outflow wind, and pull permits through the City of Sumas, including its floodplain requirements. If a wall can be saved instead, we'll say so.
…and everywhere else in town, up to the border and the foothills.

What Moves the Cost in Sumas?
Every bid is measured on site and itemized — these are the factors that actually change the number.
Wall area drives material; height drives scaffold time. A two-story home near Town center prices differently than a rambler off Cherry Street.
Siding replacement →What's behind the old siding is the honest unknown — on a full-home re-side, sheathing rot repair is typically included at no extra cost, and anything past the sheathing, which is very uncommon, is quoted as a change order.
Rot repair →Hardie ColorPlus, primed fiber cement, or engineered wood — we quote options side by side so you see the real difference.
Compare materials →Combining siding and windows saves one full mobilization and gets properly integrated flashing — the cheapest time to do windows is during a re-side.

How Sumas Was Built
Sumas was built in a hurry. Platted in 1889 and incorporated in June 1891, it boomed the moment three railroads — the Seattle Lake Shore & Eastern, the Bellingham Bay & British Columbia, and the Canadian Pacific — met at the border that year. A tent city swelled toward two thousand people, and the first permanent houses went up fast in local lumber: simple boomtown frame construction, built to get a roof over a railroad town.
The bust came almost as fast — the 1893 depression emptied much of the boom, and the 1897 Mount Baker gold rush refilled some of it. The houses that survived those swings, from the 1890s through the 1910s, are the oldest stock in town: full-dimension framing, wood lap siding, wood windows, and nothing behind the siding but sheathing, because that's how everyone built then.
Through the twentieth century Sumas settled into life as a quiet border town, and the housing followed — modest infill through the midcentury decades and the '70s–'90s, most of it on the flat valley floor near Johnson Creek and the Sumas River. Flat, low, and at the mouth of the Fraser Valley: the two facts that would define the next chapter.
In November 2021, floodwater damaged the large majority of the structures in town — figures reported at the time ran from about 75 percent of homes upward — and in December 2025 the water came back before some rebuilds were even finished. Sumas today is a town of repaired and rebuilt exteriors, where the city requires floodplain development permits in the mapped flood zone and where every wall assembly has to answer two questions at once: can it dry out, and will it hold in the county's hardest outflow wind.
