Lake Goodwin is less a town than a shoreline with a community wrapped around it. The lots were laid out for cabins — many of them small and oddly shaped — and a lot of today's houses grew out of a summer place: winterized, enlarged, or rebuilt as families stayed year-round. That layered construction is what we open up: walls where a cabin meets a later addition, decks hung off both, and siding patched to match more than one era. Add the lake itself, which keeps the air damp on still mornings, and the fir and cedar that shade most lots, and the pattern is moss, slow-drying walls, and rot at bottom courses and deck ledgers.
It is also unincorporated: permits come from Snohomish County Planning and Development Services, not a city hall, and the lake adds a second layer — lots within 200 feet of the water fall under the county's Shoreline Management Program, and Lake Goodwin is a monitored lake with its own milfoil and water-quality programs. Like-for-like siding and window work is exempt from a building permit under county rules; decks over 30 inches, re-roofs, and anything that changes the structure are not. We confirm per address and handle it start to finish.

What Moves the Cost in Lake Goodwin?
Every bid is measured on site and itemized — these are the factors that actually change the number.
Wall area drives material; height drives staging. A two-story rebuilt lake house prices differently than a one-story cabin on West Lake Goodwin Road.
Siding replacement →Lake houses that grew in stages hide their seams — on a full-home re-side, sheathing rot repair is typically included at no extra cost, and anything past the sheathing, which is very uncommon, is quoted as a change order.
Rot repair →Hardie ColorPlus, primed fiber cement, or engineered wood — quoted side by side so the difference shows up in dollars, not adjectives.
Compare materials →Lake-view windows replaced during a re-side get flashed into the new weather barrier and typically cost 20–35% less per window than on their own.

How Lake Goodwin Was Built
Lake Goodwin's lots are older than most of its houses. In 1909 the Seattle promoter C. D. Hillman platted thousands of lots across a 6,000-acre tract that ran from Port Susan to the Seven Lakes, lake frontage included — sold hard, sometimes twice, and in a few cases underwater. The plat lines outlasted the scheme: the small, irregular waterfront parcels around Lake Goodwin trace back to that era, and they still dictate how a house can sit on its lot.
The lake's next chapter was recreation. East Stanwood's postmaster, Marie Louise Wenberg, led a 1939 fundraiser that bought 20 acres of Hillman's shoreline for a public park — Wenberg became a state park in 1947 and came back to Snohomish County in 2009 — and a private resort and tavern worked the north shore until the county bought it in 1996. The houses of those decades were summer cabins: light framing, single-pane windows, cedar or hardboard skins meant for a season, not a Northwest winter.
Then people stayed. By the 2000 census the community counted 1,472 housing units and 1,236 households — a year-round neighborhood, not a summer colony — and the cabins were winterized, enlarged, or replaced one lot at a time. That is the housing stock today: additions meeting original walls, decks hung on framing from different decades, and siding patched across eras under a fir and cedar canopy that keeps most walls in shade.
So a Lake Goodwin exterior is a rot-and-flashing job before it is a color decision: tear-off to find the seams between eras, ledgers and lakeside corners rebuilt, windows set full-frame into a continuous weather barrier, and materials chosen for shade and damp rather than for wind. County permits and the shoreline program sit over all of it, and we handle both.
